Descriptions of Reports
BUILDING/PROPERTY REPORT:

Full Narrative Report: The report is uploaded to a password-protected website or mailed to you, and anyone you designate, typically within 48 hours after the on-site inspection is completed. Includes full color photographs with notations to specify interests/concerns shown.

Summary Report: This report is a summary of the full report, pulling out the things that were classified as Failed or Hazardous Components; Items that need Service, Repairs or Replacement; Incorrect Installations that should be Corrected; and Situations that should be Monitored or Evaluated by a Specialist.

Senior Home Safety Report: This report identifies components & situations that can be hazardous & unsafe, particularly to seniors.

Aging-In-Place Report: A narrative listing of things that could be done/added to the home to make things and areas of the home more accessible, more easily useable and a safer home, based on an individual’s limitations. This is a listing that can be shopped with various contractors to receive quotations for the same work, work that you choose you’d like to have done.

RADON MEASUREMENT REPORT:

Narrative report describes the equipment used and the results found. It further describes what the results mean to you, whether further action is recommended and it gives you sources for further information about action that can be taken.

RECALL CHECK REPORT:

This narrative report with graphs, identifies built-in home appliances and the HVAC system present on the property, that have been recalled by the manufacturer or had safety bulletins issued. In the case of potential recalls or bulletins, the report:

Describes the nature of the recall
Where the product was sold
How to remedy the defect
How to get the item repaired/replaced, in most cases-absolutely Free.
WHAT’S INSPECTED IN THE SYSTEMS:

The systems in and around the property that are inspected, evaluated and reported on for whole-house/property inspections are the following where related to the residence(s) and primary garage(s):

Structural System – [Accessible & visible foundation, floor, wall & roof framing]

Exterior System – [Accessible & visible outside wall finishes, trim, chimneys, plumbing & fixtures, electric fixtures, receptacles & switches, decks & hard surfaces]

Landscape System – [Visible grading, drainage and plantings; as they relate to the structure(s)]

Roof System – [Accessible & visible roofing surface(s), flashings and drainage systems]

Plumbing System – [Accessible & visible gas & water plumbing components, fixtures & delivery systems]

Electrical System – [Accessible & visible electrical delivery system, outlets, components & fixtures]

Mechanical System – [Accessible & visible installed heating, cooling & ventilations systems & their primary components]

Interior System – [Visible inside condition of floors, walls, ceilings & passageways, including built-in kitchen & bath appliances/fixtures and room accessories]

Insulation and Ventilation System – [Accessible & visible insulation and ventilation systems & components within the building envelope]

BPI’s “FEE SCHEDULE” is based on property value/price and age with the building inspections performed; The number of separate basements for termite & radon inspections; The number of “camera set-ups” for lateral sewer inspections; All well & septic, lead, mold, air, pool & spa and water quality inspections require a separate quote and depend on the number of samples taken, type of testing and items/components tested, (level of inspection).

Building Inspection, Please call for Quote:

Prices generally based on “Value”/”Sale Price” and Size though Age and type of structure, (i.e. house, condo, multi-family) may also affect price.

Verbal Inspection: No report generated & no pictures provided. Client takes notes of what inspector tells or describes to client.

$200 on property under $300,000 value.

$225 over $300,000.

Termite Inspection Report: $60 typical per residence.

Radon Inspection Report:

$100 per foundation/slab area; When done with Building Inspection.

$130 per foundation/slab area; When done without a BPI building/home inspection.

Lateral Sewer Report (Sewercam): $200 per building sewer.

Re-Inspection: $100 for reviewing a “check list” of the items called out as needing repair or replacement in the original inspection report.

Individual “System” Inspection & Report: $175.

Aging-In-Place Evaluation & Report: $250.

When done with a Property Inspection: $200.
